Most “hidden costs” are not mysterious. They are exclusions, allowances, site-specific requirements or changes that were never discussed in the original scope.
Real project imagery for context.
These images come from the current KAINOS project library and are included to show the visual language of residential, commercial and design-stage work.

EXCLUSIONS
Ask specifically about demolition, soil investigation, external drainage, compound wall, gates, landscaping, temporary utilities, statutory fees and other non-core items. Whether each item applies depends on the project.
UPGRADES
A package may include an allowance, but a homeowner can still choose a higher-value product later. Understand how the difference will be calculated.
DESIGN CHANGES
Moving walls, changing window sizes, increasing ceiling heights or revising the kitchen late can create knock-on costs. Change orders should be priced before execution.
SITE-SPECIFIC WORK
Unexpected ground conditions, access restrictions, extra filling, protection of neighbouring structures or other site issues can change the scope.
SERVICES
Electrical capacity, water storage, pumps, network cabling, AC provisions and future-ready systems can be overlooked when only the structural shell is discussed.
Use the guide with your actual project documents.
Online guidance can help you ask better questions, but the final construction scope should be based on the actual plot, drawings, engineering requirements, selections and project-specific BOQ.
